 What To Do When Showing Your Home 

Please try to have your Lake Norman home in the best possible showing condition for appointments made for Buyers to view.  This will help tremendously in getting your home SOLD!

  1. Freshen the scent of your home by grinding up a slice or a half a lemon in your sink disposal.  Or, put out some fresh flowers or potpourri.
  2. Fluff the pillows and straighten the bedspreads.   Strive for the neat uncluttered look.
  3. Open the curtains and blinds or shades to let as much light in as possible.  The more light, the bigger and more inviting your home will look.  Turn on all lights, even during the day.  The good lighting will add warmth and a sense of welcome to your home.
  4. If it's a nice day, open the window to let a breeze in.  Make sure the windows are clean.
  5. Set your table with a centerpiece; this is very welcoming.  Homemade bread or the smell of cinnamon will entice the Buyer's senses.  Maybe offer some lemonade or some fresh baked cookies with a little note for them to help themselves.
  6. Keep your pets out of the way.  You don't want potential Buyers frightened or distracted by your animals.
  7. Leave the TV off.  If you have a built-in stereo system, then tune it to a soft station at a low volume in all rooms.
  8. Try NOT TO BE HOME while your home is being shown.  This will enable the potential Buyers to feel more "at home" so that they easily envision themselves living in your home.  Most prospects feel like they are intruding on you if you are present.  Buyers will not stay to look at your home as long if you are there, and we want them to stay, see everything, fall in love with your home and buy it!
  9. However, if you must be home during a showing, please:
  • Be friendly.  Don't force conversation.
  • Keep a low profile.  Try to step out on the deck or take the dog for a walk up the street.
  • Don't apologize for your home in any way.
  • Don't try to pawn off your belongings to potential Buyers.
  • Don't talk price with the Buyers or the Agent.
  • DO NOT follow them around the house, adding to what the Agent says.  Even if you think the Agent has overlooked something or left a prominent feature out of her tour, do not say anything.  We know this is hard to do, but if you correct them in front of their Buyers, they may resent it and not want to deal with you, which means they'll sell them a different home.  If you do hear the Agent make a mistake or overlook something, call us and we will let them know to inform their Buyers the correct information.
